Stalled Projects

The DOC-Economou project near Shadyside that stalled this past winter because of opposition from community groups hasn’t gotten back on track. Apparently, three developers showed interest in the former Don Allen site in Bloomfield back in April, but I have seen nothing about further progress in developing the site. DOC-Economou’s other project, a proposed $48 million hotel and condo project at the South Side Works, appears lost to the credit crisis as this Pittsburgh Post-Gazette article indicates the company has been unable to secure financing.
In other news, SouthStar Development withdrew its request (according to the Post-Gazette) in May to rezone land in Ridgemont for a 400 townhome and condo community in Pittsburgh and Green Tree called City Vista at Parkway Center due to opposition by the community. Community Groups Indicate Interest in Don Allen Site Compromise

The Pittsburgh Post-Gazette reported today that community groups which opposed the development of Baum-Liberty back in December have extended an offer indicating their interest in compromising with the developer to put the project back on track. Back in December, DOC-ECONOMOU, the developer of the site, withdrew their proposal for zoning variances after negotiations with local residents failed to gain the support of local residents. The proposed Baum-Liberty project is a mixed use development involving townhouses, condos, office and retail space, and a hotel in the Bloomfield and Shadyside area at the site of the former Don Allen Auto City on the corner of Baum and Liberty Avenues.
HRPT Properties sells Pittsburgh-area medical office building as part of portfolio sale

The owner of a number of high-profile Pittsburgh office developments has sold a prominent medical office building three blocks from UPMC Shadyside.
Newton, Mass.-based HRPT Properties Trust, a real estate investment trust, sold the 75,000-square-foot building, at 5750 Centre Ave., as part of a nationwide portfolio sale to its former subsidiary, Senior Housing Properties Trust, for more than $15 million or about $200 per square foot, according to the Allegheny County Department of Real Estate.
